CHEF”S KITCHEN features a Viking 6 burner range and all the cooking equipment you might need, tableware for 12, with plenty of space for chefs and caterer. ENTERTAINMENT SYSTEMS: Large Flat screen TV’s are in the living room, master suite, and front guest bedroom , and include cable and premium content. Two queen beds are in one, King and twin beds in the other, Sleeping arrangements are flexible; move any of the four portable rollaway beds into any of the bedrooms, or even down to the living room. To be clear, there are three private bedrooms and the house works best for large groups who are flexible in their sleeping arrangements. But, please note following section about stairs: STAIRS: The house is of modern construction and has long stairs made of concrete and steel connecting the living room to the upstairs bedroom level. These can be a concern for the elderly, or for very young or unruly kids. A safety gate is available for the top of the main stairs, which installed upon request. ROOFTOP DECK Is an utterly private deck on the third floor, with 270 degree views, a peek of the Hollywood sign, chaise lounges for four, sofa for ten all surrounding a gas fire-pit. It’s a great place to sun and hangout, watch the sunset, or drink cocktails by the fire. Due to noise restrictions, guest use not permitted after 10 pm. PARKING: Two cars will fit in the driveway. You also have exclusive use of two more parking spots in the street, parallel to the garage door . (Except Tuesday morning 8:30-10:30 am street sweeping) In general, this neighborhood has ample street parking, except during summer weekends, or warm winter ones. During those times, any cars in excess of four can park (even overnight) in the public parking lots nearby : #9 at 14031 Palawan Way, or #13 at 4601 Via Marina. , in Marina Del Rey. SELF CHECK-IN The house features an electronic lock on the front door. Two days prior to your arrival I will send you your code that unlocks it, and you may let yourself in any time after 4pm on your day of arrival (or 1:30 pm for luggage drop off). House instructions and wi fi passwords are posted in the kitchen. EARLY CHECK-IN and LATE DEPARTURE This is a frequent request, and since the house is rented out nearly 100%, usually impossible to accommodate. The house takes five hours to clean between 11 am checkout and 4 pm check in. However, if you don’t mind seeing a messy house you may drop off luggage after 1pm. Similarly, if you are checking out and have a late flight, you may leave luggage by the front door until 12:30 pm. MINIMUM STAY REQUIREMENT. I get many more rental requests than I can handle. I need to fill every night of the week, so I have some guidelines that determine which rental requests I accept. Following these will help get your request accepted: 1. Weekend reservations that includes a Saturday night must be for a minimum of three nights. (Exceptions may be made made if the reservation is less than two weeks away or if Friday night or Sunday night is already booked. In that case a two night stay is acceptable. 2. I almost always accept one or two night stays midweek, especially if it does not leave a gap to either the preceding or following reservation, or is unlikely to. Reservations that leave a one or two day gap are less likely to be accepted than those adjacent an existing reservation. The calendar is published with my Airbnb listing. I understand that most peoples travel plans are not flexible, so please ask and I will make every effort to accommodate you. But if I say no to your request for a Saturday night only stay, understand this is why. And if you really, really want to experience an amazing “baller” place in Venice, this is how! NOISE RESTRICTION HOURS This is a quiet family neighborhood, with working families in the houses surrounding. To allow my neighbors peace and quiet, we have a strict rule that our outdoor patio areas are closed between 10pm and 8am . Similarly, if you are playing music or watching TV, kindly do so with windows and sliding doors closed. FILM AND EVENT USE The house has been used successfully for feature films, commercials, video interviews, catalog shoots, music videos, lifestyle photos, Wedding; dinners, brunches, makeup, family, photos, ceremonies; strategy meetings, special interest seminars, yoga retreats, dinner parties and, employee off sites. I generally do not allow birthday parties, bachelor /bachelorette parties, music performances, or any gathering likely to create excessive noise or disturb the neighbors. For speciaI uses, charge the daily Airbnb rate for the number of guests actually sleeping over, plus an additional flat fee that is based on the specifics of your use. To request a quote, tell me the number of people sleeping over each evening, plus an estimate of the total number of additional visitors, employees, guests , employees or service providers who would be at the property each day. Please provide detailed information about your event, including hours (events past ten pm not permitted). Guests are responsible for trash removal in excess of one containers worth, and I can connect you with a service to remove yours. Tucked away in Topanga (yet only minutes from town) sits Chandler Farms, a 500 sq ft cabin. Recently remodeled, the cabin is a perfect mix of rustic & luxury featuring a private deck with a hammock facing breathtaking views and a massive walk in shower. A newly remodeled guest cabin with a private front yard and a huge private deck overlooking the canyon. A gorgeous 2 person bathroom with double sinks and a spa style shower with a bench and skylight. Raw hard wood ceilings with rustic touches makes this a unique yet comfy space. Just a 2 minute drive from rustic Topanga and 10 minutes from the beaches of Santa Monica and Malibu, we are also directly across the street from Topanga state park, the largest tract of park land in Los Angeles. Trailhead is within walking distance with access to miles of trails of varying difficulty. Red Rock Canyon is also 5 minute drive. Over the ridge to the Valley is 12 minute drive with access to all modern shopping amenities and restaurants. Its really up you. We are a super chill couple with years of airbnb experience as both hosts and guests. Your space is your own private area that is connected to the main house by a short trail. We are always available to help with advice about the area or to just hang out and trade travel stories. Topanga is a special place that has been occupied by native americans for hundreds of years. They chose this area for its lush vegetations, calm winds and dry temperate climate. The moisture comes up the canyon every morning and evening to feed the vegetation. It truly is a mountainous paradise within proximity to all LA has to offer. The people are a laid back mix of musicians, artists and film makers from all over the world. You can literally get lost in the maze of meandering roads and trails that give sight to the eclectic architecture and natural vistas. Everyday the weather is near perfect - you have to experience it yourself to fully understand. A rental car is a must in LA. You can use LYFT or UBER to get to and from the city but it is not as convenient as having your own wheels. A taxi can be taken from LAX or Burbank airports to the cabin. Mountain biking and hiking are great ways to explore the area. Several trails originate near our home and can be taken all the way down to the coast. Topanga Creek Bicycles is just down the street and is one of the coolest bike shops on the west coast. They offer great deals on mountain bike rentals and can give you advice on what trails you should explore for your skill level. The cabin is a guest house on our property with its own parking space. We have 2 driveways so parking is never an issue. The cabin has a kitchen with a fridge, 2 burner range and a microwave. The private deck features a picnic table, a hammock, two lounge chairs and a small propane Weber grill. Available for any help/guidance! And we love to meet our guests but fully respect their privacy. The cabin is a few minutes' drive to Topanga and some great organic restaurants as well as fun shops. Drive to the beach in Malibu or stay in the area and commune with nature on a hike or bike ride. Topanga Creek Bicycles is just down the street and is one of the coolest bike shops on the west coast. An additional single bed can be added to the room if needed. The guesthouse has a separate kitchen area, however it is not a full kitchen. There is no stove or range. There is a microwave, kettle, toaster and fridge/freezer. At this time we do not accept long term guests.

Guest have access to the complete guest suite: (Bedroom , bathroom, common living space and kitchenette) Outside table and chairs provide a semi private sitting area as well as deck on roof with Mountain View’s. Los Angeles and it’s surrounding areas have great public transportation and Uber and Lyft do come in and out of the canyon but a car is a must given our proximity to outside areas. *** important to know: the Driveway is a little steep. The first time you come down can be a little daunting. Feel free to find parking at the top of the property first time down, or trust that you have plenty of space to turn around and park in front of your rental***

We are more than happy to interact with guests, but also respect that some guests may want to keep to themselves. Walk to Hollywood, Beachwood Canyon, or Franklin Village. Uber or Lyft comes in seconds and takes minutes to Los Feliz, Silver Lake, Echo Park, and West Hollywood. Griffith Park is minutes from the house. Walk to the Hollywood and Vine Metro Red Line Station, The Flyaway bus from LAX drops you off at Hollywood and Argyle just 5 blocks away. It is only 8 dollars. Uber and Lyft cars are everywhere Not Handicap Accessible - we are up two flights of outdoor stairs to enter the house, and bedrooms are up another flight of stairs. This house is not child-proofed so not suitable for children, there are floor to ceiling windows with no child guards.We do have a lovely doodle named Theodore. He is hypoallergenic and does not shed. He is kept in a separate yard and you won't be interacting with him unless you would like to of course!

The entire second floor is yours and includes the living room with a vaulted ceiling and dining area, kitchen complete with refrigerator, microwave, stove and breakfast bar, 2 bathrooms, both recently remodeled and master bath with a deep soaking tub, large master bedroom with walk in closet, guest bedroom, and balcony with a hillside view. You have access to the second story balcony and the backyard on the ground level. There are patio tables and lounge chairs for outdoor entertaining and relaxing. In the backyard, there are several fruit trees which include cherry, plum, apple, grapefruit, tangerine, lemon and peach. When in season, guests are welcome to help themselves to the fruits. I reside in the unit on the first floor and I am generally available to answer questions or assist if you need anything. Located in historic View Park, a little known picturesque hillside community with panoramic views of the mountains and downtown LA. It's perfectly positioned a mere 9 miles to downtown, 8 miles to LA's most popular beaches, and 5 miles to LAX. To get around the city, you can use Uber, Lyft, or public transportation is also available within less than a mile walk.
